@Dave Wittnauer valuation of these multi tenant buildings can be a challenge considering the tenant mixes and various lease terms and duration's.

I've read some mixed things since I know you can't advertise a property you don't own.

Now is the time to look at a retail center you own and see if the tenant mix is optimal for today's environment  and would it be best if that tenant actually went out and you could replace them with a stronger tenant?

Based on my research there seemed to be mixed opinions on the 20% down, but for me the PMI feels like something I should avoid if I can.

A pre-ordinance (built before July 8, 1957) residential building or building of mixed residential occupancy, not complying with the requirements in force and applicable to the building at the time of its conversion, may be altered so as to legalize one dwelling unit, in addition to the number of dwelling units originally authorized, providing that said unit was determined by the office of the zoning administrator or the zoning board of appeals to have existed prior to July 8, 1957, and provided such building complies with the other provisions of this chapter.

Wondering who has had experience. I expect to pay premium attorney closing fees. And I plan to work my network in this FSBO exploratory phase.  However, are the transactions easier with no agents or what if the buyer...

Condo development with mixed use commercial and parking garage.

I've heard mixed reviews on this.
