Cash loans may have points, they may also be limited to institutional/licensed lenders, barring private cash lenders, drill down in state regulations. :)

Again, stemming from what seems to be an inability to afford the housing payment, it will be easier for the borrower to reach you and put pressure on you than it will be to put any pressure on an institutional mortgagee to allow deferred payments or something similar.
