Now we're seeing that "missing middle" find its way onto the market and things are starting to even out a bit, but considering it is May we are significantly behind pace of where we were in 2019 or 2018.  

In 2012 I'd have happily paid for it since it'd have been minimal work for all the upside and appreciation up til now, but I clearly missed the boat on that one, haha.
