I feel like after a summer of missed rentals, they may want out of the game.  

Lots of other stuff that I'm sure I'm missing....Any advice is much appreciated!

They get along well enough but still struggle in secret financially and miss out on a lot of things that they would like to do because of a lack of money.After you refinance the house and pull out as much equity as possible you can rent it out and most likely still be able to cash flow on the property.

I would love some advice on this spreadsheet to see if there is anything I'm missing or anything that should be tweaked to get a more accurate estimate on cost/expenses of a potential property. 

By the way, I have missed several days of work due to this eye injury and will not be able to pay rent until you pay me the workmans comp salary I am due.
