It makes small investor like us feels good that just simple cashflow 2/1 BR and/or flipping duplex and/or househacking would just work.Maybe we're better money manager than all those institution player after all......maybe the 30 Year fixed rate mortgage , that's all what we need.7% residential interest rate seems like a bargain compare to those syndicator 5 year balloon loan.

I haven't seen many assets of that size really come "on-market" as in the NYC area, you're looking at a minimum price of $30mm+ for a building like that and most brokers with those kind of assignments only need to make 2-3 phone calls to institutional buyers in order to close a deal.

Lack of Landlord-friendly laws is another big reason I have tended to avoid looking in my state and most of the surrounding areas as well and states like Texas and Florida are ones that consistently come ups as being much more friendly to landlords, but I do worry about finding deals in certain parts of states like this with more institutional investors moving into the really rapidly developing areas.
