Join some of those and connect with agents, lenders, and contractors that will be able to help you!

Even if another lender won't require it...I would highly recommend to have someone that is local to help with this. 

It will help alleviate stress and help me ease into finding the right fixer upper that is worth the time and money to invest.

That will help determine if Short term capital gain (ordinary income) or Longterm capital gains.  

I helped with half the downpayment.

Having a Realtor who knows about creative financing helps too in case they find one or hear about one from somewhere.

The best thing about this is it's a free source for building connections and getting information on local meetings.I have found that no one source will give you all the helpful information you'll need to be successful.
