It has been difficult finding a cosigner and I think the bank said they might have an issue having her as a cosigner.

Any recommendations on banks/lenders willing to finance the loan would be greatly appreciated.

After talking to a few people I decide on going with a 20 year bank note amortized over 20.

I get that they are not done to often but I'm finding that most of the Nod's and Les Pendens have little to no equity and in typical, or optimum, circumstances there is no solution for these home owners except for the bank to foreclose.

I am soon to buy my first Real Estate property using 100% financing from a local bank.

Having a hefty security deposit in the bank is much more beneficial.Also, don't lock yourself into a 2-year lease.
