Yes, you need an attorney to draft the operating agreement to admit members with restricted voting rights if that is allowed in your state or go with the contribution to capital and pay for service functions like management or construction oversight, whatever.Not sure why you need to have 100% of the company, if it's your money buying the property the company can own it but the value can be retained by you in your capital account and the company owes you that value so you're protected inside the operating agreement.
