@Spencer Herrick like most of the folks said here, it's about your team and being sure you have a solid due diligence process in place...no need to see a property in person if the property meets all the criteria on your due diligence checklist...the first 35 checklist items are crossed off in the first 3-days of due diligence...One thing you have to remember is almost every existing and new structure in the country was built by a professional developer that met strict requirements set by building codes...properties can have issues, but almost anything can be fixed...overall SFR and MF homes are incredibly durable.

But how, they provide business and feed a lot of the local families who contribute even further to the local economy.Not many folks run their rentals from out of state, majority leave near by and they rent out their secondary homes, manage them selves.Certain percentage even moves in campers on the property or out to campgrounds for the simple reasons to make it trough and get more income.Just laying points of view.Living in a seasonal tourist town near national park is a challenge on its own...To begin with house prices have never been cheap...Curently your "starter homes" are in the 300k range and in my eyes a lot of them are full gut remodels....I can't say when was the last time numbers for LTR made sence around here...

My preference would be to use vinyl since this is a standard rental, but I would consider hardie plank if folks feel that would do a superior job at preventing the racoons from clawing their way back in.

I can use MLS forms since i am a broker etc.Where your going to run into people that say you have a higher standard .. well of course you do.where licensed and unlicensed folks run into trouble is telling someone their 300k house as is is only worth 100k..
