Very cold and long.. another high estimate but would completely change if I switched the 2nd floor to electric heat, which I would consider.Yes, taxes are $3,400 a year on this property.

When I bought it in 2005 I put on a new roof, int/ext paint, new flooring, new kitchen & bath, new apliances, plumbing, electrical, central heat/air, garage opener, water heater, fence...basically everything!

The cap rate is 7.8% and price per square foot is $285, which also seems to be lower than much of what is on the market for renovated houses- new renovations are ~$400+ I'm projecting our ROI will be 8.8%, using the current rents.We're having an engineer inspect the house tomorrow, and our lawyer is reviewing the leases...
