@Burke Fisher  I've used both Discover personal loans and SoFi in the past for the amount you're talking about. 

The seller should have considered how this would look once discovered and disclosed it.

For instance, I have a friend who had a broker quote them incredible terms and a high qualifying amount, but later they discovered that the broker had significantly over-stated what they could qualify for (they were about $50k short of what they needed to close on their dream house)--NOT a good situation! 

But for those of you struggling, or new to being an Agent, you will discover a whole new world with Dean. 

As far as the paint, these tenants genuinely spent a lot of time and money *trying* to fix the situation; they just unfortunately made it much, much worse than if they had done nothing at all. 

Once under contract, sponsors work diligently to discover the property’s needs, record estimated expenses, and update the business plan accordingly.

No drippy pipes that cause damage for a year before being discovered, no pet/kid damage that goes unreported.....I always hated the turnover mess at the end of a LTR tenant's moveout.
