I work full time as a network engineer so have plenty of room for a risk/reward scenario. 

I would then invest money once I: 1) Understand due diligence to assess risks, rewards, and values as well as develop skills to find good deals, remedy issues that may arise, and execute a variety of exit strategies successful.2) Find notes that meet my investment criteria.

I personally am not a fan of extra risk with out huge reward.

I wouldn't say this is traditional, so evaluating the risk/reward is a bit more complicated for me so this is the reason I'm reaching out.First, some background on our current situation.

Residential assisted living can be very lucrative and rewarding but you really do need to know what you are doing before you begin.  

Can you demise a couple down to smaller spaces or combine a couple to make larger units? 

Their investment in you coming out good, has a feel-good factor as their reward.  

Well this deal just keep getting bigger and more complicated but the future reward kept getting bigger too.

Some good advice here - especially the advice to be wary of sales pitches from folks ;)Another piece of advice that has been useful to me from this thread is to clarify what we are interested / not interested in - In general I would like low to medium hassle and medium rewards.
