I feel confident with the turnkey provider, Spartan Invest, but I don't want to cut corners. 

I feel like I shouldn't have to chase him since he's the one with the problem, and I cut him his check, so as far as I'm concerned my due diligence is met and the ball is now in his court.Can he keep that check indefinitely if he doesn't cash it?

But more than likely given the original tenants history with late rent I don't think I would have cut them any deal and just ask them to leave or evicted them on late rent.Bottom line - If you KNOW someone new is moving in get them on the lease BEFORE they move in even a toothbrush!

If so, and there's not some sort of medical reason for your wife to not be working, I suggest you try to cut your spending where you can, and she gets a job of some sort.

Sometimes you have to cut your losses. 

Of course, there are lots of way to reduce your time--just getting a rental nearby or on your commute is huge (cuts hours dramatically on driving time) and, as mentioned, above outsourcing something regular like snow removal or yard maintenance can also reduce your hours. 

I simply don't want to cut corners for a relatively small cost now only to regret it later.
