Currently have: 2.999% interest rate on 170K loan of 300K property, 30 yrs fixed (non owner occupied fourplex, purchased 2 years ago)Thinking about this quote: 4.375% with 1% origination fee or 4.875%, 30 yrs fixed, cash out refinance, attempting to pull about 150-200K equity (estimating property value is now 425-450K) out to purchase newer SFH home or duplex to house hack.The rents from fourplex total about $3100/mo.My goal: To purchase a duplex to househack or SFH property to live in for a year with cash from cash out refi.What are your thoughts on this?

@Will Sikes I’ve been having a hard time getting estimates on my deals lately and have just had to throw numbers in on mine until such time as I have something under contract.

I estimate it would cost over $200,000 to permit and bring to code this additional square footage so it's a big risk for him and the lender to take on.

Call them out on it.One bit of advice to anyone when shopping loans, always get a quote with estimated closing costs.

I'm in the midst of building a spreadsheet to help me quickly analyze new deals, and the part I'm having the most trouble with is estimating CapEx. 

But the zestimate on it is 875k, the rent income estimate on BP is 1375/mo per unit. 2br 1ba 1100sq ft units.

Good morning,Zillow, Redfin, trulia, and realtor.com each gave me a certain property value estimate for my property and all are near I’ve been told that these estimates are always far off and never accurate Is that usually the case?

Just curious is this a fair estimate?
