The only "done deal" is we need to finish the bathroom (doing same thing whether rental or selling) and the kitchen (fairly well set on the Klearvue cabinets).

Hi Tom,Don’t know about a “checklist “, but here is what I look for;Roof, age of appliances, flooring, electrical-especially if it is an FPE, plumbing-looking for leaks or old polybutylene piping, siding or exterior materials-if there is asbestos, that can cost more to remove, cabinets-are they old And outdated, windows The other things in a multi to consider; is there an HOA or COA, or county ordinances on lease terms, approvals etc... are their leases or deposits in place, extra keys, rent roll, P & L, warranties etc... there can be so much more depending on the property and area, but hopefully this will help

They provide the following services...1) Send someone to take measurements of the room2) Create a 3D layout of the kitchen based on your criteria and vision3) Create a budget for your review and approval4) Order the cabinets, countertops, and appliances and anything else you need5) Install everything using their own vetted installation expertsThe house is a low-mid range property in Oklahoma City, so I plan on using framed semi-stock MDF cabinets with a wood veneer and formica or laminate counter tops.As far as I can tell, the biggest downfall is that they say it could take a few weeks to a month to complete the process.

Thanks for your thoughts @Paul Jamgotch .The way I have to look at it is that I bring 3 pieces to the table:The ability to put an investment partnership together and make them moneyThe ability to handle the real estate transaction on the buy and sell, saving 6% of net at a minimumA contractor with skin in the game, who also owns a cabinet shop and handles many of the sub jobs personally.These investors see what a tremendous opportunity they have to multiply their return compared to their current vehicle.
