What are the typical construction costs in the area per square foot for an average rehab?

It supposedly lists typical cap rates, vacancy rates, average financing terms etc for commercial properties.

Right now, I do this:Pick a location.Pick a house for sale online.Check comps of nearby similar homes (amenities, rooms, etc.)Compare mortgage/expenses against average occupancy rate and ADR.Is this a good start?

The valuation of the property is at $208k currently, with average comps in the area running from 205 to 220.

So with this said, anyone who has done a lot of BRRRS  before is there alnost an average BRRRR x% rule you have found to be true?

At the moment my personal credit score average is about a 660, before the month is over I'm predicting that it will go up.

Stock market (index funds) return an average 7.5% adjusted for inflation so I believe if you're doing REI, at least shoot for something higher than the market.
