its not hard and i recommend you do as the lenders wont count your rental income towards income for your next property unless its on your returns for 2 years.

Your construction policy probably wont have a general liability clause to it or if it does the insurance company may push back.

The 6 unit needs almost nothing at them moment so repairs aren't a big concern, BUT I know sometimes with government subsidies, tenants can tend to destroy things and leave them in shambles.

The seller will order a payoff from his/her lender prior to closing and that lien will be cleared from title and wont appear on your owners policy.

Lets just say its a 10% premium over actual value, so your effective interest rate over the 11 years is less than 1% (I wont go into the real math, but for simplicity sake lets call it 10/11 = .91%).
