Teenagers tend do better with stability and tearing their surrounds apart may not sit well. 

Its the bad tenants that tend to cloud one's perspective.

I'll have to play with it for a few tenants/turnovers and see what tends to work for me.  

My favorite contractors are the ones interested in investing in real estate - they tend to look at the project through a different set of eyes. 

Everyone wants to buy in Virginia Beach which is understandable as rents can tend to be higher but properties cost more as well.

Beyond that, a relatively free market tends to squeeze the inefficiencies out of business over time anyway so I suspect most stuff that we aren't doing now we will just go back to doing.
