I have them sign an additional pet addendum stating exact pet, proof of city license if required, shots, breed and age (no restricted breeds, no puppies), attest to temperament (no previous aggression shown), charge larger security deposit (refundable) if not already at state maximum, and have them get $300,000 in liability insurance instead of $100,000.

HI Grayson,Your "Good network in Abilene to rent to"Renting to friends and relives is not a good practice in this business.You have to be prepared to run it like a business, because if you don't you will have problems.Other than that, keep learning this business, build up a cash pile for a down payment and keep your debt to income ratio in the zone to qualify for lending.And if you are really interested in this business, start going to local real estate meet ups and make some new business friends (of all ages), because that will help you too.Good Luck!
