@Audra Smith-  thanks ...regarding WA -- the state is large  -  if  looking in  W wash  ( the  3 main counties  of King / Snohomish and Pierce )  you will likely  be  surprised  at the  high  prices   plus  most  multi  fam   proeprties have already been  scoured  over  ....if  looking at  other  regions - there will likely  be much better price points   but less  inventory of  duplexes  .....if needed to use a loan - get  pre approved  so you can  make sure you have the  funds  avaiable 

He shaved his off just after Christmas this year but I am keeping mine going to see how it shakes out.So I wash it every other day.

Was he licensed and insured?

Just making sure that all the common area lights are working, having a weekly sweeping/landscaping/pressure washing maintenance service can make a big difference.  

Once you factor in inflation to your long-term returns, it is almost a wash.

As Russell mentioned it has to be taken care of in a specific manner with negative air machines and bagged seperately.

It seems like this would significantly speed up the process and allow for easier washing each time. 

I have heard that some hosts do not wash comforters between stays and instead only wash the sheets.

They wash up perfectly.

The other option would be to buy new coin-operated machines, but I honestly haven't yet looked into what the cost would be for new machines. - Thanks. - Karl
