Your other option is waiting till you have more saved, most banks want the down payment, closings costs, and 3 months of payments as reserves. 

First, should I wait until after that date to enter into a realtor contract to sell the property to insure that I get the presumption that my intent has been to hold it as an investment property? 

The section 8 individual sent me her application back first.I have already called HUD and am waiting for inspection.My question is- can i send the lease to be signed by the non-section 8 person or do i need to run the entire section 8 process because I received her application first?
