, local (expertise in the market, able to self manage), STR (owner occupied STR are the least likely to be heavily regulated in CA), the separate addresses (probably a value add by itself), the basement and the opportunity for additional value add (after determining best value add for you).I especially like the multiple value add opportunities.We mostly do the boring rehabs for our value adds (boring but we have been pretty good at it). 

You can leverage your mentor's credibility and expertise to get your first deal.

  ( Our Area of Expertise)  CA OR  WA is this way  very few homes go but thousands of bare parcels go .. and there are many who make a living buying them for cash and then selling them on terms.. thats the whole Land Geek model or any of the other land tax sale gurus model..

Apprentices will be paired with departmental managers, each of whom have 10+ years experience in their field of expertise, and rotate through Dominion’s operations for 3-5 months each in Acquisitions & Underwriting, Construction Management, Property Management, Sales & Marketing, Accounting & Finance and Data Analytics.

I’m not saying I know more than they do, I’m saying 90% of what they “catch” is visible to someone walking through and around the house.
