And it'd be very annoying to a tenant to have a constant stream of lookie-loos going in and out of there home. 

Is anyone else having issues with the video advertisements on the right side of the screen?

Hi BP, I'm an out of state investor and have had trouble getting a spatial sense of properties through still images and short video clips my realtor has been providing.

We are planning to list around 360k per house and will likely stage them, get a full set of photos, and a drone video that i'll be happy to share.

Great videos try YouTube the "Wholesale to Millions"  channel he is pretty good at showing you a picture about the day to day and what to expect.... and does great live videos on Fridays ..you can ask questions he has covered everything if you look at his previous videos as well.  

@Tim Emery I saw a video that some investors did on the Pueblo/CO Springs/Denver markets and I'm not sure why they viewed the properties they did in Pueblo. 

When it's full and alarm sounds and you spend hundreds on getting it pumped out.This is something that occurs in close proximity to lakes, ponds and streams and it dictated by either the Board of Health or the town's conservation department - and it makes the property far more difficult to sell. 

It is possible to retrofit an apartment with a smart lock, video doorbell, smart thermostat, voice and app controlled lights, smart interconnected smoke alarms etc.,  How much rent premium will your tenants pay?

We do say in our agreement that any damage one $1500 will be charged to their credit card.We find our guest prefer this rather than giving maybe  a $350 deposit to HOMEAWAY, TRIPADVISOR, FLIPKEY OR VRBO and then waiting a couple of weeks after their stay to see if they are going to get their deposit back.Damage Waiver Fee is a nice revenue stream for us.
