You'll prolly want to refi out and pay the credit line after a relatively short period.

I have 4 deals under my belt (with a varying range of success) and have learned lessons from each.I’ve spent the last few years building my family and career and would now like to devote my energy into something that can finance my lifestyle without having to continue working for The Man.  

FHA will accepts a wider range of credit scores which is nice. 

The tenant is a good one  with a very high credit score, but I feel I should have set my boundaries properly.

This could vary some between states, I'm in WA, but I'm pretty positive on this.

Does anyone have suggestions on which bank(s) or credit union(s) will loan on a home(s) for  $45,000 or under? 

Each carriers policy can vary a little, so double check with your agent that the demolition is covered. 

You're always going to get varying opinions though.
