But in your situation with a high W2 income, a low interest rate on the car and a solid plan for real estate growth I would invest the money in another multifamily and keep your foot on the real estate gas, so to speak!

However I'm feeling the creep of inflation and rising costs of living, the new carbon tax we have, and when gas prices jump 30% in a quarter of a year, I feel like although we're covering our bills, we're not able to save much to put toward other real estate investments, and having additional (ideally passive) income would go a long way to creating a nice buffer should something go south.

And the contractor has not asked us directly for more money, but he has confided in my wife that he is losing money on this job.I am reluctant to give him more money at this point (unless there is a valid scope increase that was not included in his original quote) until he completes the job because we have already paid him ahead of the agreed upon draw schedule.

If someone has accessed their property for 20 years without hostility or dispute, then there is valid, legal right to continue unless the owner of property you pass through can object to that in court.

In the future if you wanted a fireplace, you can install a gas one that can vent to the side of the house and doesn't use chimney.
