Speaking from my own experience, I recommend you identify the custodian that best meets your needs and objectives for your type of investments.

No system is perfect, so don't waste your time chasing after the next shiny object.

The lack of focus on my main objective which is investing in income property, net worth and getting a spread in my deals.

We do rent projections based on no less than 10 years and this makes the rental business exciting and fun.Don't think you can see inside tenants' heads so you can determine factors related to increasing profits.I don't disagree with you, however, there are a couple of factors that are more subjective than objective:1- is it possible that your rent increase that caused more frequent vacancies?

Let me know if you switch jobs and take a pay cut, miss a credit card payment, etc, and I'll let you know if it'll still work without anyone's time being wasted and/or what will work now that your objective creditworthiness has changed. 

At the end of 5 years my car will be paid off and I'll still have the asset and I'll be able to put the monthly cash in my pocket or buy another shiny object.
