It's very easy to make a pro forma, it's a different thing to have those numbers actually be true in practice.

Verify with your accountant who the true tax payer for the property is.

Looking at it from another way, if you do the deal and your worst fears do come true, what's the downside to you and do you have an alternative to selling?

I think it will be a bumpy ride for the next few months no matter the outcome in the end.the shift to section 8 would take a while but some folks may lean that way more in the near future as they feel it is "safer" although i am not sure that is entirely true. 

Not one round of mailers, not a few phone calls here and there, not a half-*** website, but a true commitment. 

Anyway, if that’s true, it pretty much eliminates all of residential and recreational ideas you mentioned.
