@Katherine Lankford, overall Georgia is a great place to invest in multifamily (good demographic trends, business friendly, etc.). and as @Ryan Beasley and @Eva Oliver alluded to, there are lots of small, good markets scattered around the state.While I own a lot of multifamily, I am not a student housing expert. 

Our property is in the forest and diagonal shape.

Most of my sellers know the value of their property and they also know that the current shape of their property will not get them the full market value.

The building is in good shape that i know of and its in the Philadelphia PA market and from what i gather, properties are being sold for about 20% higher over market value anyway.

The MLS / Zillow listings tend to not have a lot of detail, for example type of heating and cooling is often vague, whether there's existing tenants isn't often stated (although if MLS has a "gross monthly rent" figure I'm assuming it is), and there's often only pictures from one of the two units so it's hard to tell what shape both units are in, or what their layouts, features, and amenities are.So that I'm not sending my agent to view every duplex in town (especially because I'd imagine the listing agent would have to find a time that both tenants agreed to), is there a way to more quickly weed in or out all these faceless duplexes?

The 2-unit building is in great shape, newer roof, new water heaters, great electric, only a few minor handyman type fixes to be done on that unit, nothing more.
