@Mario Cuartas some suggestions would be to add tile or low cost durable flooring, if you have hanging lights, replace with dome lights, replace unnecessary ceiling fans with dome lights, do not provide unnecessary appliances (let tenants bring them), supply a full year of air filters if you have central HVAC, if you have window units even better, have a standard paint color you use for all the rentals so touch up is easy, etc.

Rightly or wrongly, I fell in this pattern of not insisting on charging late penalty due to COVID and that I am an out of state landlord.

We have seen a history of bubbles in Big Bear the homes don’t appreciate like the do in LA because of the rental market - at least we have seen a pattern of highs and lows about every 5 years and we are at a high right now.

For me, I had several cracks in my concrete foundation and the sidewalk running alongside the house was several inches above the foundation, so water was pouring in through the brick and over the top of the foundation.One company suggested running tarp (there's a fancier term) along the inside of the problem walls, then drainage tiles to a sump pump.
