hi everyone, thanks for the help in advance. i just bought a 4 bedroom 2 bath three story property in augusta GA. in the basement is a perfect place to simply put in a door and a lock blocking it off from the rest of the house and living there while i rent out the 2 top floors.the two top floors have a kitchen, dining room, great room on the main floor and on the top level 2 bedrooms and a bath. rentometer gave me a score of $900 a month for a 2 bedroom 1 bath, but it is not factoring the 2 stories, dining room and great room. so my question is, because of two stories, the dining room and the great room how much will that allow me to increase rent by and how could i find this for myself in the future?

There was also the issue of ever expanding landlord regulations in seattle,   and I have pretty much decided to gradually phase out my seattle portfolio.If the building was in a stable neighborhood it could have made sense to do the work it needed,   but given various circumstances including negative trend of that area of the neighborhood  (street camping and constant low level property crime) and townhouses replacing many homes in the area meaning the structure was worth zero and the dirt was worth everything,   it didn't really make sense to invest a lot in the existing building.

We had a little higher vacancy as some students either chose not to attend or to pursue other virtual options, but pre-leasing for this academic year went quite well and we're back to what I would consider to be pre-pandemic occupancy levels

My thought is did the power company put that pole in before the cut, or after.If it was after, perhaps the pole goes extra deep, down through the hilly area and below the ground level of the driveway.If it was before the cut, will a retaining wall be enough to hold back the leverage of a big storm, or will you have a downed pole and a bunch of scattered blocks.Leverage is a powerful thing.Cost to move the pole might be less than a wall, but you still have a septic tank in that hillside.If that starts to wash out, it will be unpleasant, but maybe you could move it somewhere else if that happens.Just my 2 cents.
