Considering crayon marks is not normal wear and tear, what is the guideline for deducting cost of repainting the affected rooms and cabinets from the security deposit?

Simply say you are extending the current lease until noon on Sept 15 at a rate of $X.For move out, the place is expected to be in the same (or better) condition as it was when they moved in keeping in mind there may be little things that normally happen living in a  home for 3 years (ie normal wear and tear).

The lease contains a list of estimated cleaning and repair costs beyond normal wear and tear that would apply.

This list above is a good list to avoid except, if u have a knowledge of construction like i do sometimes homes on tear down list are worthwhile to look at before passing on.

If I have the deck boards replaced, versus tearing off the deck, that is a repair.

Most of them are solid homes that people give away or the city/county tear down.
