I'm all for utilizing FHA when it comes to purchasing a 2-4 unit, but be aware, you're up against other buyer's that are bringing strong offers to the table.

Reasons for uneven airflow: distance from unit, size of vents, obstructions, flexible vent tubing crimped from hanging, closed or partially closed dampers at main trunk, debris inside tubing.

So I get the trying to protect those investors but one size does not fit all.I read through a few articles on this proposed law since posting this and just don’t see this as a benefit for those of us who finally got into this space and have begun building up our portfolios.

She may be fine with it but you have to bring it to the table and we don't know your mom so you asking tells me you suspect an issue. 

If the appraisal doesn't come in like it did 6 months ago, I won' t able to re-fi unless I can find a lender that will do something better than 75% of the value of the home. 

For loans that size, you are likely working with a bank rather than agency or bridge debt. 

My fiance and I live in a mid-sized city, where the average single-family home will run around 300-400k and could rent upwards of 1500-2000, depending on size and neighborhood.
