I currently have a tenant on a 12 month lease, that does not include an option to renew on a month to month basis.

Just thinking what other investment options are in other States besides FL. 

If the lease says rent is due on the 1st, I would give her the option of following the lease or moving out.In the future, every offer to purchase a property with existing tenants should include a request for an estoppel.

I agree that if you can find a handyman, that's your best option, though.

Most PM should be able to give you a ballpark estimate over the phone based on type of home, location, beds and baths; however, they should tell you that is an average and the final number depends on the condition of the home.
