Make them a loan and take the stuff as collateral, file a UCC form, put them on title with you, when the loan is paid off release the UCC and take your name off title. :)

We are negotiating on our second property and the owner tells that they have filed Chapter 13 Bankruptcy 3.5 years ago.The property is in Maryland and we wanted to do a Land Contract on the property paying her monthly rent to cover the mortgage.Is this possible ?

You can, if:1) You have the cooperation of the original owners, since they are on the mortgage/note with the lender..they will have to submit all the standard financials, etc. and sign off on the terms of the short sale2).
