The company that serves and blessed me over and over again is what you would call a Tax Advisor, not simply a CPA or tax preparer. 

But yes you can refinance up to 75% of the listed price or appraised value  on a bridge loan 

You could be calling their friend or relative. 

Alternatively, can I get pre-approved online or with my bank and go from there before shopping between lenders? 

How would you suggest I handle an expense like let's say new HVAC system is needed a month or so after we close the deal on the portfolio?
