Sounds like you might be able to just get a commercial loan on it with 20% down, assuming you can close in 45 days. 

Sounds like you wouldn’t have to pay capital gains tax since you lived there the last 2 years, and your equity might serve you better if you put that money down on an intentional investment property.

Selling the house because of neighbor problems does not sound like a wise choice to me, considering it is a good locality.

LOTS of "new" syndicators, a lot sound like like seminar junkies from the "back of the room vendors".
