I am new and will be in the market soon for my first investment this year and would like to know if being independent or actually forming an LLC of sorts would add credence to my endeavor.

@Ray Agosto I think we all have some sort of system, but I'm interested in what others contribute to this discussion that may be more seasoned than I am. 

One challenge to consider is that some cities are pretty slow so you'd have to sort out the holding cost of the land and fees to submit your rezoning plans to the city/county.  

They are "sort of" managing the rental process and it's FREE!

My partner will, because it sort of is.I don't mind people being critical- It provides things to consider.

Your income from one unit alone will not support any sort of immediate investment thesis.I hope that might be a little clearer.  

I will say that many realtors don't like the term "wholesaler", usually because they don't know what the heck that means, and they just sort of fear what they don't understand.

- Some sort of owner-financing with the hopes things clear up eventually?

Your family will also run into the fact they have no credit history as this sort information does not follow you between countries.
