They kept $2,000 deposit charged for repairs for everything under $100 so nothing was over $100 that way tenant pays for evertything under $100 Then gets a 5 days to move taken to court and the lanlord refused to take her rent and said she didn't want to pay rent so she put the rent in escrow so to show she had rent, the list goes on and on and then she talked to the handy man about the toilets, land lady said what was that about said toilets , next day fired. said he was afrai to go to court with her because she knows bikers.

Property is in very good shape and fully rented with leases in place.

Title Insurance is of no value since I believe the statute of limitations is 25 or 30 years as I recallMy best guess is that at some point the additional land was deeded to them by the city so the city would not have to maintain itI assume the deed is a Lot/Block as opposed to a metes and bounds ?

They could help you decide what you should do with that land or help you with any demand that decides what is needed in that area. 

You get renters that just like houses are much tougher on the units.How much land is this sitting on?

I have $40k on the mortgage, but it's tax assessed at $90k but if fixed up premium shape be worth $125k.
