You can do both if you have the space and a thought-out plan.However, @Dan Heuschele is correct that the return on the investment is not always great unless you can self-build.

@Jeff Gold - So drop your monthly management fee down to say $300/month for misc stuff if you were to self manage and re-run the numbers and see what your CoC is then.

If you keep the place up, once you move out and decide to rent both units you already have it budgeted, self sustaining, and it has a savings account for fixes so depending on how long you stayed and what you fixed, now it can make you money or you can start paying your premium down every other month.
