Now, If i season 6mos, at 75% refi and reasonable closing cost with a traditional loan, I will be approximately 60% ROI. 2 deals per year though....If I use a hard money lender 1 mos seasoning at 70% in a P&I product, they charge quite a bit in fees, and the property will ROI at 25%.

Once 6 months has passed (or whatever the "seasoning period" is for mortgage lenders in your area) and the property is finished being rehabbed, you could secure financing from a traditional lender.

If you're concerned about that review being at the top going in to the busy season, have some friends and family rent your place at special rates (I think $20 is the min) and have them leave reviews to bump that bad one down the list.

So initially i was told by my loan officer that did my refi on my primary, that if i tried to do cash refi on my rentals that i would run into the 6 month seasoning rule. now after 4 months I spoke to his manager and they are now saying that because I bought the properties all cash, the 6 month seasoning rule does not apply?
