When I say get to know I mean knock on their door "respectfully", send them thank you notes for talking to you, birthday cards, tips on other homes you find but don't want, How to 1031 exchange, anything you think would help them come to the conclusion that selling to you is a good idea.One of my mentors uses the term "problems to profits" so just find a problem and profits are close.

I will give it a day or two and give him a call from his business card that he gave me, ask him out to a brunch, and I will ask him that very question, "how can I help you as I learn in this business"?
