I'd still like to hear from somebody who has been in this situation with a tenant's car being damaged by snow/ice falling from the roof.

I read an article recently on budgeting for a major maintenance item such as a roof that will be needing to be replaced in say 5 years.  

The hassle factor for tenants willing to pay to live in the place is through the roof.  

I mean flooring, roofing, siding, bathrooms, and kitchens.

@Walt Payne I completely understand what you are saying and yes I have had to replace furnaces, roofs, main plumbing drains, etc....but at the end of the year I still come out very well.  

Your HOA doc.s will tell you who is responsible for the roof. 

That means the roof is more than leaking, it's MIA in part or whole.There appears to be no systems remaining.

Everything there is brand new, house prices are through the roof.

Nothing wrong with goals, but sometimes the consequences are just not obvious.I chose a 6-unit MFU and it's yielding $4125 per month from just those six doors - one roof, one property tax and only six leases to manage.

This place needs a roof and central air, but I'll know more after looking at it.
