There really is no downside, the only reason I've heard for people not getting licensed is that they don't want to have a governing body to answer to.

@Jonathan Taylor Smith Thank you so much for your response.Yes - I reviewed the lease last night and if the tenant stays past the lease without renewing for a full year, they become a month to month tenant.

I've been told by the county that the property is zoned for a 2 family, so we are in good shape there, but it will need to be reviewed by the "code" department and would need to be legally converted from an ADU to a duplex in order to be able to rent out both units.
