Hey Kyle, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

And in the current environment, cash flow is a myth on long term rentals in year 1-2...even in cheap markets.

I have a rental out here in the LV for a number of years, and I have never heard of this 10% per year rule.

We are hoping to start investing in real estate while hopefully also getting my mom a new place, but if that doesnt make financial sense then we will just get a rental property somewhere else 

Would love long term rentals paying my dividends but old homes in Florida area give me stress that one year it can all get wiped out with nothing to show from it.
