My recommendation is unless there is a REALLY good reason for doing LLC units instead...just buy the assets.

Where and how can I find a reasonably priced cost segregation experts. How much should I budget. My portfolio ranges from 100-500k per house.

I would recommend against paying all cash for an investment property, or to investing ALL your capital in a single deal. 

But I have a sense that I'm not making the most of it and that I could potentially grow my portfolio if I made better use of the value in these properties.
