They have people that are authorized to just junk anything that doesn't check their boxes. 

Its important to recognize those hidden rough areas (C-, D and F) within these rural areas which from a “non-local’s” point of view might look like a “B” but all the locals know it’s more of an area that is on the decline, fast.

My lender says I should be ok in about 6 - 8 months to go ahead and buy - I paid all my debt (except the mortgage on my original house) and got added as an authorized user to one of my granddad's credit cards with long term on time payments.

Nothing is in stone, and we are verifying mortgages and getting her the contract to sign (authorization for release of info, etc.) but even without the moratorium on evictions, I don't trust the tenant knows about the seller selling the property so I'm going to go knock on her door and talk with her. 

Mine required a release of information authorization and permission for my mortgage company to disburse funds to them in order to make that happen. 

My fears/concerns: 1) All great deals are going to be snapped up by the pros so what's the point in trying 2) The creators/authors/contributors to this website actually make their money selling books, etc. and not real estate investment and the whole thing is a big scam.

RE Investing I am not, just a beginner looking to learn as much as I can.I am diving into Mobile Home Investing Pod Cast with author Lauren Cochran and just signed up with the Pro Program in BiggerPockets after listening to Brandon Turner’s Pod Cast How to get into “Real Estate Investing as a Newbie”.

Because there may be different laws for how you are represented, you may live where they do title transfers, you may live where there are inspections, permits, housing authorities, financing rules, I may not be able to help you but if you tell this forum what state and city you are looking at there may be someone familiar with your local process.

@Benedict A Hubbert I would not recommend buying an interest in the property because you don't know if the person selling has the authority to do so.
