I live in the bay area and will be investing out of state (OOS), I know by reading in the forum that Midwest is the place to go, I originally planned to go to Indianapolis however the multi family houses that I encountered are on the older side as such will have a higher cost of maintenance, the realtor I am working with setup my automated search in the 46201, 203, 205 ranging in the $120 - 190K range.

Google that term and you can read about how it can help you.I own a couple properties in flood zones, no a show stopper for me but proceed with caution. obviously house should be discounted when sold if in the flood zone but if you can get it at a deep discount with potential of removing it that could be a home run!!

So when I read threads on here where people are talking about finding good hard money lenders, they always talk about interviewing the lender themselves, just as the lender wants to interview them to see if they are a good fit.
