I live in the bay area and will be investing out of state (OOS), I know by reading in the forum that Midwest is the place to go, I originally planned to go to Indianapolis however the multi family houses that I encountered are on the older side as such will have a higher cost of maintenance, the realtor I am working with setup my automated search in the 46201, 203, 205 ranging in the $120 - 190K range. 

Did you take the time to read the lease yourself?

Hi, I’m new to rental property investing and I have read many books, blogs, and listened to countless podcast.

After reading all of Robert Kiyosaki's books on money and real estate there is something that is obvious to me.

Will I ask the county to inspect it before the sale or would I read the rules and regs on my own before purchase, then work it out with the inspectors afterwards?

Google that term and you can read about how it can help you.I own a couple properties in flood zones, no a show stopper for me but proceed with caution. obviously house should be discounted when sold if in the flood zone but if you can get it at a deep discount with potential of removing it that could be a home run!!

Bottom line is that first, you have to go lighter, second you have significant prep work, and third if you do some searches you'll read lots of people that wish they had not done it.

Nothing about wholesaling is "free" like you may have read somewhere.

So when I read threads on here where people are talking about finding good hard money lenders, they always talk about interviewing the lender themselves, just as the lender wants to interview them to see if they are a good fit.
