Longer projects I like to set up a percentage system with them and shorter repairs remodels the job should be done quick enough that it wouldn’t matter.

Finding a deal isn’t easy and doesn’t happen quick.

On the other hand, I may have deals (single-family, multi-family, private investing, etc.) coming across my plate where I will need the cash and have to act quickly.

I would really love to hear evryone’s thoughts on franchise vs self starting, especially the marketing aspect of it, do PM franchise (and the brand) really help in getting from 0 to 100 units quick and is it really worth the upfront cost and ongoing split.

I have found using Redfin for a quick analysis is useful a tool, but won't hang my hat on it.

Could it be an option to stop lowering the price and in the meantime figure out what you can do to make it more attractive in other ways?
