About 2yrs ago, I transitioned into multifamily with the first year of that purely education...so, I dig what you and everyone on this post is saying about your education. 

I have realized after doing my first deal on roofstock that real estate is purely a relationship business.

I calculate in my capex in and maintenance to come out of cashflow and is accounted for in my COC returns, so I am capturing pure depreciation. 

I mean that purely from a statistical standpoint and I recently published a blog article about the new roles of an agent in working with buyers and sellers that you might benefit from:  "Why doesn't my agent send me any properties?"

My interests are purely investment by ways of rehabing and rentals to create my own portfolio.

In terms of pure ROI, my Cosby properties have done the best overall.  

Out of pure curiousity, where is it you ended up investing in with that first and now second deal? 

Market is the most reliable and income is based on what is expected in your area based on that cap rate.Don't be misguided by pure BS in your analysis.
