I really enjoyed the book and I read it cover to cover (except for skimming the veterans section as it does not apply to me).If you are a total beginner living in an expensive area, it is important to know all of the levers you can pull to secure your first property.

If it's not then perhaps you continue on your current course and maybe look at pulling out some equity after inputting those costs and reduced income and assessing those results.Two additional thoughts.

When I pull up your address the first photo I see is the front of the house, which, in my opinion, doesn't do the inside justice, and that is the first photo that is going to be critiqued and ultimately the critical "first impression" by potential buyers.
