Did you hire an engineer/professional to look at this and give you recommendations or did you go straight to a foundation company?

There are others, but this is definitely the simplest.This would be one of the most passive options - you would give up a bit of your return in exchange for professionally rehabbed, managed props (though you still shouldn't be paying more than market for Turnkey) but you would have one company to vet per market, one team to build a relationship with, so it's a trade-off.

Just be sure you can point to your history or correspondence with your professionals.

How, and whether, you are licensed.State real estate licensing boards have very specific rules about advertising for real estate licensees, and there are similar state and federal rules and regs for mortgage lenders, investment professionals, etc.  

Smart sellers provide complete information (they almost always know more about the house than an agent) and they get professional photography.Also, in all fairness some of the listings that are done by real estate agents can be downright awful.
